The Most Expensive Homes Sold in the New River Valley in 2016

cash moneyPeople often ask about the most expensive homes for sale in the New River Valley, and it’s interesting to see what’s sold. In years past, the spread between the homes has been close, but in 2016, the most expensive home was double the fifth most expensive home! Take a look below at the five most expensive residences sold in the NRV in 2016.

#5 – $775,000 339 Airport Road, Blacksburg – listed by Nest Realty, this one-of-a-kind home was prized both for the features inside, but also the nearly 1-acre flat lot in Town, which as you know can be a rarity. With an amazing kitchen and double-sided fireplace, coffered ceilings, and a two-story screened porch, the custom design screamed elegance, and buyers responded – it was only on the market for 26 days.

#4 – $780,000 1491 Falcon Ridge Rd, Blacksburg – this monster, listed by Porch and Picket Real Estate, had been remodeled top-to-bottom by the owner over the course of a year and a half. Every surface of the home had been touched, and the home boasted one of the largest kitchens we’ve ever seen. This home is now back on the market again, with Coldwell Banker Townside – let us know if you’d like to have a look.

#3 – $875,000 570 Wood Haven Ct, Blacksburg – what do you get the most discriminating buyer? This home, listed by Coldwell Banker Townside, this was one of the most beautiful homes I’ve ever seen. A manicured setting amongst towering trees, this home with view of Ellett Valley was simply spectacular in every way. It was comfortable, yet elegant, which can be a rare combination.

#2 – $885,000 1401 Pebble Beach Rd, Blacksburg – located in the Country Club, this home on the backside of the Country Club backed right to the golf course. A pocket listing by Long & Foster-Blacksburg, the listing agent had a buyer lined up and ready to go, so it was never exposed to the market. We’re certain, though, it was nice. I mean, it was the second most expensive home sold in 2016.

And finally – the most expensive home sold in the New River Valley in 2016!

$1,500,000 1655 Plank Dr, Blacksburg – another pocket listing at the Blacksburg Country Club, this home listed by Coldwell Banker Townside takes the #1 spot for most expensive in 2016. Maxing out at a whopping 7716 square feet, the custom-designed Craftsman surely had all the bells and whistles you’d expect to find in a home of this caliber, and more than 4 acres of land surrounding it. This house sold in February, setting the bar high early in the year, and no one was going to come close to it for the rest of 2016.

So there you have it – the most expensive sales in the NRV in 2016. Any surprises? I’ll tell you what, for me it’s nice to see more and more agents using professional photography – we’ve been preaching it for years, and agents are finally coming around to the idea.

What’s The Most Expensive House On The Market Right Now?

I get asked all the time, “what’s the most expensive house on the market in the New River Valley right now?”.

As of a couple of months ago, it was a nice Victorian in Christiansburg, on the market for the “bargain” price of $2,000,000. That house has since lost the title, however, when the West Wind Farm came on the market.

Montgomery County’s Most Expensive Sales in 2013

cash moneyIt’s always fun to look back at the year and see what the most expensive sales in Montgomery County were during the year – and particularly interesting that this year, all five homes sold within $25000 of each other.

 
15. 2224 Birchleaf Lane, Blacksburg. Wyatt Farm, in Blacksburg, almost always ends up in a Top 5 post somewhere, so it’s no surprise to see it here this time, either. Listed by Coldwell Banker Townside, this custom-built home sold very quickly, going under contract in just four days at $700000. Amazing.

24. 3841 Buck Mountain Ridge, Blacksburg. Off and on the market since 2008, this property – listed by RE/Max 1st Realty – finally sold in 2013, for $700000. Spread out over 9 acres, this home in Brush Mountain West (just outside Blacksburg) should give the new owner PLENTY of space. 

33. 207 Eakin St, Blacksburg. This house, just on the edge of downtown Blacksburg, has a real presence from the street. Set on a corner lot, the previous owner had done a fantastic remodel on all three floors. Listed by Coldwell Banker Townside, and sold for $705000.

42. 335 Airport Road, Blacksburg. Didn’t get a chance to see this one, but it’s not hard to see how a newer home like this one, located in downtown, wouldn’t sell quickly for $720000. This one took just a month to go under contract – but oh, the pictures! Listed by RE/Max 1st Realty.


And without further delay, the most expensive home that sold in Montgomery County in 2013 …

51. 343 Airport Road, Blacksburg. Also listed by RE/Max 1st Realty, this home was built for a builder’s family. 4000 square feet finished, with another 2000 square feet available to finish later, the home featured everything you’d expect from something at $725000, and with nearly an acre of land in downtown. Very nice.

So there you have it – the most expensive sales in Montgomery County in 2013. Any surprises? Just one, for me … it’s amazing that some of the photos were taken from a cell phone. The houses sold, so I guess my argument is tempered a bit, but professional photography, anyone?

The Most Expensive Home Sales in the New River Valley

Last week I wrote about the least expensive home sales in the New River Valley, and the post got so many views I thought that maybe people might be interested in the most expensive home sales, as well.  Admit it – you’re at least a little curious, right?  Here are the five most expensive homes that have sold in Blacksburg, Christiansburg or Radford YTD in 2011:

  • Home for sale on Rock Road, Radford VA100 Rock Road, Radford – If you’ve been wondering what $560000 will get you in Radford, then today’s your lucky day!  How about a brick home with 4369 square feet on 9 acres, with a four-car garage?  That’s a good place to start, and it had an additional 2500 square feet in the basement ready to be finished off as well.  Originally listed for $825000 in 2007, it was put on and off the market a few times until this year, when it came on at $569000 and sold in 90 days for $560000.  Listed by McCraw Real Estate, and sold by Long & Foster Real Estate.
  • Wyatt Farm Home for sale, Blacksburg2229 Birch Leaf Lane, Blacksburg – Located in Blacksburg’s Wyatt Farm neighborhood, this house wasn’t on the market long (53 days).  Built in 2005 and sitting on nearly 1/2 acre, the home had 3663 square feet overlooking a community pond.  5 bedrooms and 3.5 baths, with an unfinished basement of 1471 square feet, and a 600 square foot in-law suite that was just finished a year ago by the professionals at https://lounginglizards.com.au/, it was listed for $612000 and sold for $565000.  A quick sale, particularly in the winter when the real estate market in the New River Valley is typically slow.  Listed by RE/Max 1st Realty, and sold by Coldwell Banker Townside.
  • Deercroft home for sale, Blacksburg1205 Falcon Ridge Road, Blacksburg – Located in Deercroft, a coveted wooded neighborhood in Blacksburg overlooking Ellett Valley, this 4343 square foot home had 4 bedrooms, 4.5 baths on 3 acres. While the home didn’t have a view the owners had made the most of the wooded location, installing professional landscaping and a fire pit, and utilizing the wooded privacy so that it felt like it was really a private setting.  Originally listed for $675000, it took more about eight months and a few price drops to close, but it sold for $570000.  Listed by McCraw Real Estate, and sold by Coldwell Banker Townside.
  • new construction home in Blacksburg, VA1216 Brockton Street, Blacksburg – While this new construction home would have made the top five list based on it’s square footage, it tops at at the second-most expensive New River Valley home sale because of the upgrades done to it.  Custom-built, it boasted more than 6000 finished square feet, at least 4 bedrooms, 5.5 baths, and a brick exterior.  Originally listed for $585000, the upgrades eventually pushed the closing price to $609189.  Quite a nice chunk of change.  Listed and sold by Long & Foster Real Estate.
  • Home for sale in The Village at Toms Creek, Blacksburg1230 Redbud Road, Blacksburg – and the most expensive home sale in the New River Valley YTD goes to this home, built by Progress Street Builders in 2004 and used as their model home for a while.  Listed as having 4830 square feet, 6 bedrooms and 4.5 baths, it boasted a home theatre in the Home Theatre Room in Blacksburg, VAbasement, a gourmet kitchen design from www.exclusivkitchens.com.au/kitchen-designer-showrooms-brisbane, and gorgeous mountain views of Gap Mountain.  Plenty of room for entertaining, with a butler’s pantry and large rooms for gathering.  Originally listed for $659900, it sold for $660000, and never went on the market.  Now isn’t that nice?  And for fun, I’ve included a picture of the home
