The Nest Report Q2 2012

Here we are, more than six months into (through?) 2012, and it seems that the real estate market in the New River Valley has changed since last year at this time. That was certainly the case for the first quarter of 2012, and it looks to be the case for the second quarter, as well.  Once again, the bean counters in Nest HQ have done a fantastic job compiling all of these statistics. See the first quarter report here. Two quarters in, the summary seems to be that sales are up, inventory is down, and Blacksburg is again leading the …

StormAgeddon 2012

Wow – a derecho.  Had never heard that term before. Unless you’re like my brother-in-law and have been hiding under a rock (true story – he called this morning and said “was it really that bad? We were in the basement reading books”), you had to know that the storm of the year just rolled through the New River Valley (and much of the Mid-Atlantic) last night. Thankfully, no reports of fatalities or injuries here in the New River Valley, but there were some in the Northern Virginia area.  Much of the area is without power, as well – …

The New River Valley real estate market is shifting – no doubt about that – and buyers and sellers will need to adjust. We still have some challenges, but things are improving. Is the New River Valley a Buyers or Sellers Market?

I’ve been frustrated this week. This week, I’ve written offers for buyers that were well-suited for the homes they were trying to purchase. They were good people, they were well-qualified, and they were ready to close. And each time, we didn’t get the house. They’re frustrated, I’m frustrated, and it got me thinking … where is the market? It seems like things are moving faster, and they are. Properties are on the market less time (at NRVLiving, we’ve seen our Days on Market drop more than 60% over last year), and multiple offers – which we haven’t seen in years …

Be Wary of Craigslist For Rent Ads

I received several calls today regarding properties I have listed. Unfortunately, all of them were regarding renting them. And they all found the ads on Craigslist. We go through this cycle from time to time; be careful when responding to ads for real estate on Craigslist.  In the case of the calls today, all of them went and looked up the properties online, found links to the websites and ads we’d created for the homes, and then contacted me directly to see what was up. In rare cases Visit Blue Mountain chalet rentals and other places are legit listings, like …

Why Real Estate Taxes Won’t Kill Real Estate in Montgomery County

Montgomery County real estate taxes are going up. The Board of Supervisors voted to raise the real estate tax to $.87 per $100 of assessed value, retroactive back to January 1st of this year.  It doesn’t stave off losing some positions within the school system, but apparently it’s all the Supervisors could stomach. The increase is expected to help fund debt service on new high schools for Blacksburg and Auburn and the renovation of Auburn Middle School, among other needs. Earlier this month, county schools Superintendent Brenda Blackburn warned of possible staffing cuts and school consolidation if the county did …
