Quick Snapshot of the Blacksburg Real Estate Market

Was looking at a few stats regarding the Blacksburg real estate market for a customer this morning, and found some surprising stats for the March – August time frame.

  • In 2011, the number of single-family homes sold was up 14% in 2011 over 2010.
  • List to sale percentage in 2011 was 95%
  • List to sale percentage in 2010 was 96%
  • List to sale percentage in 2009 was 96%

It’s not possible to track – at least not that I know of – what the original list price to eventual sales price is and so the list to sale percentage could be skewed a bit, but I also know I’m hearing sellers say that they want to price appropriately.  And while 2011 was a better year than I expected, across the board, I wouldn’t have guessed that sold listings were up double digits.

I find data like this interesting.
