The Least Expensive Home Sales in the New River Valley

Everyone wants a deal, right?  Of course we do!  And while these may or may not have been great deals, sometimes it’s fun to look at how inexpensively you can buy a home in the New River Valley.  With that in mind, here are the five least expensive homes that have sold in Blacksburg, Christiansburg, or Radford YTD in 2011:

  • 1150 Woodrow Road, Christiansburg - originally listed for $12500 and sold for $6000 (straight cash), this 3 bedroom 1 bath house on 1/2 acre needed some work. And it seemed the neighbor wasn’t too happy, either – the listing references that the shared well had been disconnected, and a buyer would need either (a) court enforcement or (b) a new well.  I’d opt for the new well … something tells me I don’t want to arguing with a neighbor with whom I share a well.
  • 2601 Highland Street, Radford - A Handyman’s dream!  2 bedrooms, 1 bath and almost 900 square feet, with an original list price of $45000 and a sale price of $23500.  This one sold in just less than five months, and for cash.
  • 1430 NE Cambria Street, Christiansburg - The most recent of the inexpensive sales, this one closed on Wednesday of last week – and not a moment too soon, I’m sure, as it had been on the market for more than 500 days.  This was once a very cool house, I suspect, and the fact that it had been standing since 1890 is pretty impressive.   Originally listed for $69000, it sold for $24000.
  • 5007 Roanoke Road, Christiansburg -  6 acres!  The house needed a lot of work, but look – 6 acres!  Sometimes the value is more in the land than anything else.  Originally listed for $127000, this 3 bedroom 1 bath foreclosure on 6 acres eventually sold for $27000.  That kind of discount doesn’t happen every day.
  • 1740 West Street, Radford – rounding out the top five least expensive homes list is this turn of the century (LAST century) home in Radford.  They make no bones about it – this house needed work – and I think I saw them still working on it in July, if I’m not mistaken.  3 bedrooms, 1 bath (we’re spoiled with our 2+ baths, aren’t we?) within walking distance to Radford’s Bisset Park, the home was originally listed for $64900 and sold for $30000.
There you have it – the five least expensive home sales in Blacksburg, Christiansburg and Radford year-to-date.  We’ll do some of the MOST expensive homes soon …
