I keep getting asked the same question, it seems, over and over – “so … how’s the real estate market?” Try discussing the real estate market with your doctor while getting a physical – it’s a little difficult to discuss the intricacies of economics and real estate at that particular moment.

Your comments are on target when describing the steps necessary to successfully prepare a house to sell. As a home inspector, I see the results when a seller properly maintains their home. As you mentioned, conducting a pre-listing home inspection to rectify any unknown problems prior to sale can set a house apart from all the others. It just occurred to me that on recent home inspections I am discovering less deficiencies than typical. Could that be the result of buyers being able to chose homes in better condition due to the larger inventory?

John, that's an interesting point ... I know I have more and more sellers who are putting a LOT of work into getting the homes ready for sale, and maybe that's one reason why you're seeing fewer problems, but I think there's something to the idea that buyers have more to choose from and thus - yes, I just found a way to work the word "thus" into the blog - are eliminating properties that just aren't in tip-top shape. A seller controls two things: (1) price, and (2) condition. You can't ignore either.
